GM Sales / Project Sales Head

📍 Location: Chennai

🏢 Industry: Real Estate – Residential Projects

🕒 Work Mode: Work from Office | 6 Days a Week

📌 Key Responsibilities

-Drive overall sales strategy and execution across residential projects

-Lead, mentor, and motivate large on-site sales teams and team managers

-Own monthly, quarterly, and annual sales targets for self and team

-Drive direct sales, lead conversion, and site-level sales performance

-Plan and execute BTL activities, promotional campaigns, and sales schemes

-Forecast sales pipelines and track performance through MIS and dashboards

-Monitor competitor activity, pricing, product offerings, and market trends

-Educate customers on market trends, investment value, rental yield, and price appreciation

-Ensure seamless coordination between sales, marketing, pre-sales, and customer service teams

-Drive customer satisfaction from enquiry to closure

-Travel frequently across project sites as required

-Adapt to weekend work and dynamic business requirements

🎯 Experience & Skills Required

– 18–25 years of experience in real estate sales, preferably residential

-Minimum 5 years in real estate with strong exposure to local market dynamics

-Proven experience handling large-scale residential inventories (500+ units)

-Hands-on leadership style with strong analytical and execution capability

-Track record of managing large teams and high-volume sales

-Strong expertise in pricing, forecasting, lead management, and closures

-Excellent communication, negotiation, and people-management skills

-Results-driven, detail-oriented, and highly accountable leader
